GENERAL OVERVIEW
The Urban site is part of new transit oriented development on historic Route 66. The Patronage of Greater Albuquerque Housing Partnership was again utilized in the development of this over 55 affordable housing development. The narrow .98 acre site development was maximized based on parking requirements. The project conforms to LEED for Homes Platinum and MFA requirements.

IDeA worked with the neighborhood association and developing new City zoning requirements for several years to finalize the design features. The building shape is based on creating small tower neighborhoods with courtyards. The ground floor has a community room, management office and business center, a Food Bank, exercise, multi-purpose, bicycle and unit storage. The center tower has a roof top deck to take in Albuquerque’s natural beauties.

The project comprises 3 stories, 56 units, 13 efficiency units, 23 one bedroom, 20 two bedrooms, 72 Parking spaces on a 0.98 acre site. Roof amenities of outdoor seating and BBQ available.

Structure: Wood Frame
Major Materials and Systems: Burnished CMU, Stucco, Cement board siding with TPO Roofs. 100% low VOC hard flooring. Low VOC paints and adhesives. R-24 wall & R-50 roof insulation. Calculated solar control. Energy Star appliances. Very High-efficiency plumbing fixtures including tankless water heaters for Domestic hot water. Conforms to LEED for Homes Platinum and MFA requirements. Permeable parking lot used for water detention.
