GENERAL OVERVIEW

Stage  Coach  is  a  Low  Income Affordable  Housing  Tax  Credit project that conforms to LEED for Homes Platinum and MFA requirements. The three historic existing Inn buildings were converted to Single Occupancy Housing, SRO, for homeless and special needs residents.    The project also includes construction of 44 new apartments and a community building that are all in a residential  setting  in  four  small courtyard clusters.

BUILDING DESCRIPTION

New Construction

 

Building Area: 45,042 sq. ft. total. 1 Multipurpose Building and 8 Apartment Buildings containing 44 units.

Structure: Wood Frame

Major Materials and Systems: Stucco & metal panel wall system with TPO Roofs. Over 90% low VOC hard flooring. Low VOC paints and adhesives. R-24 wall & R-50 roof insulation. No refrigerants used Calculated solar control. Energy Star appliances. Very High-efficiency plumbing fixtures including high-efficiency tankless water heaters for both Domestic and radiant heating. Conforms to LEED for Homes Platinum and MFA requirements.

Renovation

 

Building Area: 9,147 sq. ft. total. Three historic existing Inn buildings converted to Single Occupancy Housing and SROs.

Structure: Non-insulated concrete block & Wood Frame

Major Materials and Systems: Stucco finish with TPO Roofs. R-21 added wall & R-50+ roof insulation. Use of non-HCFC refrigerants. Over 90% low VOC   hard flooring. Low VOC paints and adhesives. High-efficiency Mini-split HVAC system. High-efficiency plumbing fixtures.

Site Features: Small Communities-Clusters & 5 Plazas. 95% of Landscaping is Drought-tolerant. Partial court basketball & Tot Playground. Mural wall, Community garden & Barbeque areas.
